Riveroak have recently begun work on the complete refurbishment of a large residential 1980s property in Underriver, just south of Sevenoaks. Working within strict planning restrictions, the property will be gutted prior to complete updating and re-styling to create a modern, contemporary living environment.

The development involves major internal and external improvements to the house and grounds which stands in an area of outstanding natural beauty. Work has already started on stripping the interior of the house which is to be completely rewired and re-plumbed. New oak flooring will be fitted throughout.

Structural work includes re-profiling the entrance to accommodate an oak and glass staircase in the hallway. Improvements to the lounge are to include a bespoke modern feature fireplace with built-in wood burning stove by Stovax, enclosed in a Portuguese limestone hearth, and a state-of-the-art surround-sound cinema system. In the kitchen a bespoke aquarium will be built into the wall.

Upstairs two brand new luxury bathrooms are being installed featuring automatic sliding shower doors by AdagioMove and top-of-the range tiling from Fired Earth. The master bedroom suite will be modified with a feature bath by C P Hart in the dressing room. A sophisticated alarm system and CCTV will be fitted, and the property will then be redecorated throughout.

Outside the grounds are being extensively landscaped and as with previous developments, Riveroak have recommended the use of a new borehole to provide supplementary irrigation for the gardens.

Riveroak will also project manage the construction of a swimming pool and poolhouse complex in the grounds.  Structural engineers have been commissioned to design the groundworks and once those are finished, Marston & Langinger will put up the frame for the poolhouse. The owners have specified a 2.5m deep end, so a specialist firm is being used to build the shell using Shot-Crete reinforced concrete. Because of planning restrictions Riveroak will have to build the plant room underground with changing rooms above. A Jacquzzi, conservatory and additional workspace will complete the picture.
